Fixing broken cracked sagging floor joists.

Split floor jooists. Neither split is all the way through. Work on old houses or even new houses long enough and an encounter with a broken twisted or split floor joist is inevitable. Set a hydraulic jack and post under the beam and jack up the joists about 1 8 in. If there was water damage make sure that whatever leaky pipe or condensation issue caused the rot is fixed.

Tack a beam under the sagging joists. The top part of the joist has actually shifted 1 4 to 1 2 to the east. In some parts of its length there is a lengthwise split vertically up through the center. In other parts there s a lengthwise split running horizontally through the center.

I suppose somewhere in the world there are floor joists that need to be repaired that have wide open clear joist bays with no pipes wires or obstructions. Jacking them up too fast may cause cracks in the walls and floors overhead. I recently had to repair a broken floor joist that had cracked. Nailing two 2x4s together will work to span about three joists unless the sag is under a weight bearing wall.
